The construction of warehouses in this segment is on average 1.5 - 2 times higher than classic dry warehouses.
Demand for multi-temperature warehouses (facilities in which both dry and low-temperature areas are present) in the Moscow region has remained stable in recent years. The main drivers are food retailers and food manufacturers.
“Until the end of 2020, about 118 thousand square meters of refrigeration and freezing areas will appear in the Moscow region, if all the declared projects are completed on time. Among new facilities with a specific temperature regime, half are built for the customer or for their own needs; such projects make up 48% of the input announced before the end of 2020, ”comments Vladislav Fadeev, head of research at JLL. - The main consumers of low-temperature warehouses are food producers and food retailers, with a share of 27% and 21%, respectively, in new construction. Available to the market for rent or for safekeeping currently remain 52% or 61 thousand square meters volume under construction.”
